No, your sales are strictly between you and your customers. ArtsBrookline does not require a percentage of your revenues or sales. ArtsBrookline does not operate a central cashier function so you must manage your electronic or cash payments on your own. You have full access to our business wifi, which is dedicated to users at Station Street Studios.

Your studio space is yours to facilitate sales and public engagement within the bounds of your license agreement. While you will not be permitted to have public retail hours like a standard commercial store, you are able to invite customers, family, friends, and professional connections into your studio at any time so long as you are present. As always, you must ensure you do not disturb our neighbors or fellow artists. You are not permitted to leave the studio doors propped open to the public unless previously arranged and you are assumed to be monitoring your visitors to ensure the safety and security of your fellow artists.

If you plan a private gathering or party in your studio, you are expected to let one of the Board members know as this may require that a Board member be present in the studios during the gathering per the master lease for the building.

While not a requirement within your license, a key factor in maintaining accessible and affordable studio rents is a commitment from all of us to give back to the community, a goal to which our various events go a long way to supporting. Your participation is strongly encouraged.

Yes, subletting is permitted. Any subletting must be arranged using our license agreement to be signed by the subletter for the period specified and the subletter must be approved by a member of the Board. ArtsBrookline can adjust the license fee you pay during the sublet. All artists and makers working in the studio must adhere to the posted policies in the studio and in the license agreement.

We are flexible about the instructor fees and will work with artists on a payment based on each workshop situation. All workshops held in Station Street Studios must use the ArtsBrookline workshop platform on the website. For example, our basic 3-hour or 4-hour workshops which charge $100 per student have been generally reimbursing the instructor about 50% of gross revenue, and we are open to other arrangements. Sometimes materials cost plays a role in instructor reimbursement. Workshops are considered to be a fundraising opportunity for ArtsBrookline to help offset the cost of the studios. All workshop students or private students must be registered using the platform so that we can provide our standard disclosures and request any need for accommodation. Card to Culture is available for one seat at group workshops at a 75% discount. If an artist wishes to offer private lessons or workshops, we can provide a link for the student(s) to sign up that will not appear on the public schedule and registration platform but otherwise function like other workshops.

Station Street Studios, owned and operated by ArtsBrookline, a non-profit corporation, operates at a loss in order to provide workspaces for artists and makers that are as affordable as possible. The loss is covered by fundraising and sponsorships. While we provide all needed utilities, insurance, and basic resources as part of your license fee, we rely on the participation of all artists and makers in keeping both personal and shared areas clean and organized and helping with marketing, signage, and sometimes small improvement projects around the studio. We are always interested in suggestions for ways to reduce operating costs.

Most of our artists participate in the Brookline Village Arts Festival and their preparation generates a lot of activity that leaves the studio in a fairly disordered state during that day. Because our artists are not present and the studio will be messy, we do not allow the studio to be used for sales during this particular event. However, some businesses in our neighborhood will host artists in their spaces on that day which can be a good solution for artists who do not want to set up outside in a tent.

Yes, artists from all of the studios in the building actively participate in the Festival and the Holiday Market, and the other studios are open for Third Thursday Open Studios. ArtsBrookline plays a leading role in marketing these events for everyone involved.

There is no charge to participate in the Holiday Market and we all work together to dress up the studio for this fun and very well attended event held over two weekends in December. The Brookline Village Arts Festival, held every first Saturday in May, is an open community festival that does charge for artist and maker registration which includes being placed in the artist directory on the ArtsBrookline website for one year. In 2026, the fee is $65 for artists sharing a tent, $95 for solo artists, and $100 for local businesses who show work inside their space. Card to Culture is available for a 75% discount.

Note: All Station Street Studios artists and makers are eligible for a free listing on our artist directory as part of their license. Use the discount code STUDIO when registering at https://artsbrookline.org/join-us/support-brookline-art-memberships/

The Coolidge Corner Arts Festival is held on the first Saturday in June and is a juried and competitive event. This is a long-standing festival that brings to Brookline many artists and makers from all over the northeast U.S. who are typically full-time professionals with high quality original hand-made merchandise across many categories. Station Street Studios artists and makers are eligible to apply to this event and will compete alongside all other applicants. See ArtsBrookline.org for details.

No, all events are free to the public.

Yes, Station Street Studios maintains corridors and spaces that provide space for visitors and artists who need sufficient room for assistive equipment. If the issue is urgent, immediately call the facilities emergency number posted on bulletin board and then contact a Board member about the situation. The Board member can take over working with the building facilities people to address the problem.
